Introduction
Since its incorporation in 2015, Franclo has advised various sources of capital to dispatch more than € 2 billion to Europe and Korea.
Until 2019 Franclo has exclusively advised L’Etoile Properties(now, Sienna Real Estate), a French investment manager, for their acquisitions in all of Europe. Since 2019 Franclo has been independent and doesn’t represent exclusively particular investors, asset managers, or any other agencies.
Franclo's main strength benefits from the direct relationship with various types of investors for outbound acquisitions, as well as local real estate asset managers and agencies for inbound investments.
Sungchul Shin has been in Real estate investment management/ Finance for more than 25 years. He raised/managed the double-digit billion dollars capital in a challenging environment where no discretionary fund is given to investment managers in the early days of the industry in South Korea. He previously worked at L’Etoile Properties as a managing shareholder, Koramco REIT AMC as a Head of Investment, and numerous other investment management companies such as Woori, KB, and Hana, the top three financial groups in Korea.
He has an LL.M. in international law and finished an SJD course in international banking and financing at the School of Law, Southern Methodist University, TX USA.

Asset Management
We are responsible for the execution of our client’s business plans. This includes reporting, monitoring obligations from the purchase agreement or lease agreements, negotiating with (new) tenants, and providing our clients with market research. We normally work with licensed asset managers.

Property Management
We take responsibility for the daily operation of our client’s real estate assets. We make sure that the tenants are satisfied and that the investment of our clients is successful. As we work closely together with not only our Asset Management and Acquisition teams but also outsourced facility management companies, we are better able to understand our clients’ strategies and execute the business plan in the best way possible. We normally work with local property/facility managers.

Corporate Management
We can take responsibility, as cross-border transactions, are often acquired using special purpose vehicles (SPV), for the entire coordination process and establish, control, and manage special purpose vehicles for our clients, from registration right through to dissolution, or until sale. This also includes accounting as well as carrying out and checking all tax returns. We operate in compliance with all tax-related, social, and accounting aspects of the law.

Financing
We will find the best and most flexible financing terms for our clients. For foreign investors, when trying to identify the best flexible financing terms in acquisitions or refinancing in the robust interest fluctuation environment, it’s been quite difficult because foreign buyers don’t have a relationship or little if any with local lenders.
